Interested in learning the key stokes for basic financial calculations? This presentation is a must! We will review the six functions of a dollar, focusing on real estate applications. You will practice real-world calculations for fundamental real estate financial analysis using an Excel financial calculator. This is a "hands-on" workshop. There are two hours of pre-study required. You don't need to know Excel. 

If you plan to take CCIM CI 101 in May of 2025 or need a review of basic financial calculations, this is for you! If this is new and you are in commercial real estate, this is a must!

Basic Financial Calculations Using the Excel Calculator

 

Course Description: This calculator course is designed to give the student an understanding of financial analysis tools, concepts, and calculations necessary to compute and understand financial calculations for commercial real estate. It will prepare the student for the calculations used in the CCIM Intro course and beyond. Students will be provided with an invaluable Excel workbook that they will retain.

 

Course Requirements: Students must have a computer loaded with a FULL VERSION (activated) of Microsoft Excel.

 

Part 1 February 6th, 2025.

Amortization and Mortgage Calculations:

1.       Solve for payments

2.       Compute for the balance of loans using the Future Value method

3.       Develop amortization schedules

4.       Calculations of debt service

 

Time value of money – Six Functions of a Dollar. Overview of concepts and calculations.  

 

Compounding:

                1.The Future Worth of a $1

                2. The Future Worth of a $1 per period

Discounting:

                3. The Present Worth of a $1

                4. The Present Worth of a $1 per period

Sinking Fund:

                5. Calculate the equal periodic payments that will compound to a future value

Periodic Repayment:

  6. Calculate the payment amount that will result in the present value of payments equal to $1  Loan amortization and balance of a loan with a balloon payment.

 

Part 2 February 10th, 2025

Internal Rate of Return (IRR) and Net Present Value (NPV)

Case study of a 4-unit apartment building.

                1. Direct capitalization

    2. Cash on cash calculations

                3. Net Operating Income per year

                4. Five-Year Cash Flow Model (NOI).

                5. Calculate the Forecasted Sales price.

 

Overview of concepts and calculations:

      1. Solve for the Internal Rate of Return (IRR)
      2. Solve for Net Present Value (NPV)
      3. Solve for Present Value (PV)
