Calculating the Tenant's Dollars to Occupy its Real Estate

How does a company make a financial decision to continue leasing its space or relocate? The best approach is the cost to occupy financial analysis. Today, many businesses are concerned about the second most costly expense on their profit and loss statement: the cost of occupying their real estate. Many companies don’t understand the actual cost of occupying its bricks-and-mortar.
This one-hour presentation will lead the participants through the essential cost of occupancy calculation and demonstrate how to compare the results to alternative locations. Using a prepopulated Excel Spreadsheet, the instructor will overview the process and lead the participants through a sample activity demonstrating how to calculate the tenant's cost and use five performance measurements to compare alternative locations. And why use each of the five performance measurements?
Clifford Bogart, CCIM, CRE, is President and Founder at The Vanguard Commercial Group in Dallas. During his 35 years in commercial real estate, Bogart has negotiated transactions with clients like Xerox Corporation, The State of Texas, UAW, Hartford Insurance, Guggenheim Partners, and Media General.
Bogart has been a CCIM Institute instructor since 2005 and was recognized as CI 103 Instructor of the Year by the Institute faculty in 2011. He also has been a continuing education (CE) course writer and instructor on commercial real estate since 2001. He teaches the mandatory Legal Update and Ethics courses for the Texas Real Estate Commission.
Bogart earned his bachelor's degree in Business, marketing, and economics from the University of Michigan.
